Local land charges

Adur Council runs the local land charges register to give people certain local information they need when buying homes and other land or property. A local land charge search can tell you of any obligations or restrictions that are enforceable against the property. A search does not provide details of ownership of the property or land this information is available from Land Registry (see below).

The cost of local land searches is reviewed annually and new charges come into effect at the beginning of April each year.

The local land charges fees from 1st April 2008 (until 31st March 2009) remain unchanged and as follows :

• Enquiries of Local Authorities (LLC1 and CON29R) (By DX or Post) : £108.00 (Residential)
• Enquiries of Local Authorities (LLC1 and CON29R) (via NLIS) : £106.00 (Residential)
• Enquiries of Local Authorities (LLC1 and CON29R) (By DX or Post) : £122.00 (Commercial)
• Enquiries of Local Authorities (LLC1 and CON29R) (via NLIS) : £121.00 (Residential)
• Each printed enquiry (Optional) (CON.29O) : £15.70
• Each supplementary enquiry (additional questions) : £15.70
• Each additional parcel of land : £15.70
• Official Search of the Land Charges Register (LLC1) : £20.00
• Each additional parcel of land (LLC1 only) : £1.00

(Note : Prices on this page are subject to an annual review / increase in April each year. These are correct as at April 2008).

Submitting a search

We are able to process Postal, DX and NLIS and Personal Searches.

For Postal and DX searches, a completed LLC1 request and CON29 must be submitted including a plan of the property to be searched and the correct fee as detailed above.

For NLIS (Electronic Searches) please contact one of the relevant Channel providers as follows :

• TM Search (www.tmproperty.co.uk)

and for more information on electronic searches please contact NLIS on :

We are currently working on Level 2 of the NLIS hub and can receive searches and payment electronically and in most cases provide an electronic response. The fees for an NLIS search are currently £106.00 for a residential property and £121.00 for commercial.

Personal searches

Personal Searches can be pre-arranged by giving 24 hours notice (subject to staff availability) : Monday to Friday 10:00am - 12:00 noon, or 2:00pm - 4:00pm.

A Personal Search is an inspection of the Local Land Charges Register, it can be arranged as above and be carried out by anyone on payment of the relevant fee. Please note that a Personal Search does not provide all the information given in a full (LLC1 & CON29) search.

We aim to have completed searched returned within 10 days of receipt to follow Government guidelines, our current average turn around time is 5 working days.

Land Registry

You can also find out on-line who owns a particular property and how much was paid for it by using the new Land Registry on-line service. The site will also allow you to see a property's boundaries and any restrictions put on its use. The site makes a small charge for this service (£2 in Jan 2005) which is payable on-line.
